Let’s face it, this is a buyer’s market so it is imperative to price your house competitively. Now, more than ever, we must work together as a united team and be proactive and strategic in every phase of the selling process. For instance:

PREPARING FOR SALE: It is crucial to look carefully at the recent sold listings to see what the other properties have to offer and at what price point. As your Agent, I would prepare a competitive market analysis (CMA) of your property; before we list the property for sale, I will provide you with an itemized list of minor repairs and improvements to help sell your property for the highest price possible. This itemized list will be typed up and emailed directly to you. 

MARKETING STRATEGIES: Once your property is listed and up for sale, I will implement my strategic marketing tactics. This will include a competitive price, suggestions for staging, and high-quality photos of the property. The listing will be uploaded to the Multiple Listing Services (also commonly referred to as the “MLS”) and featured throughout the Internet on various websites. I use the “Virtual Tour Program” because statistics show that properties that have this feature sell quicker. Moreover, this tool helps me display the property in the most successful and appealing manner. One of the benefits as having me as your Agent is that I am very proactive in promoting properties to my database and other agents in my nationwide network. COMMUNICATION ON SHOWINGS: During the selling process, it is my practice to send email updates and feedback reviews from showing agents. We will meet periodically to review market conditions and adjust our strategy as needed to get your house sold.

NEGOTIATING THE SALE: All offers will be presented to you immediately and we will meet in person to prepare for negotiations. Negotiating and structuring the sale are critical. They can make or break the deal. Luckily, I have over a decade of legal experience in business negotiations. I will assist you in negotiating the strongest terms to create a solid transaction that will close on time with as little stress to you as possible.

OFFER TO SETTLEMENT: During the pre-closing process, I will work closely with you to assure a smooth closing. This includes monitoring all dates for inspections, appraisals and any other requirements. Once closing day arrives, I will be by your side at the settlement table to answer any questions.
